15 Questions Every Home Buyer Should Ask Before Making an Offer

The fastest way to regret buying a home? Falling in love before you start asking questions.

Buying a home isn't just about fancy finishes and a great floor plan. It's about knowing what you're actually buying.

Around 30A and South Walton, we've seen buyers focus on the cosmetic stuff while missing things that could cost them thousands after closing.

As local 30A real estate experts, we've learned that the best purchase isn't always the prettiest house. It's the one where the buyer asked the right questions before making an offer.

Here are 15 questions we think every buyer should ask.

1. Why are the sellers moving?

Sometimes it's a job transfer. Sometimes they need more space. Sometimes... there's another story. While sellers aren't required to share everything, understanding their motivation can help during negotiations.

2. Are short-term rentals allowed in the neighborhood?

If you're buying an investment property, short-term rentals may be exactly what you're looking for. But if you're buying your forever home or a quiet second home, you may not love a new group of neighbors checking in every Saturday. Before you make an offer, make sure the neighborhood's rental rules match the lifestyle and goals you have in mind.

3. How old is the roof?

A roof nearing the end of its life can affect insurance costs, financing, and your budget. In Florida, roof age matters more than many buyers realize.

4. How old are the HVAC and water heater?

Replacing major systems isn't cheap. Knowing what's original and what's been updated helps you plan ahead instead of getting surprised after closing.

5. Has the property had any insurance claims?

Previous claims can sometimes affect future insurance options or point to recurring issues worth investigating.

6. What major repairs have been completed?

Foundation work, plumbing updates, electrical improvements, mold remediation... none of these are necessarily deal breakers. You just want the full picture.

7. Is this property subject to a Coastal Construction Control Line (CCCL)?

Most buyers have never heard of a CCCL, but if you're buying close to the Gulf, it's worth understanding. These state regulations can affect what you can build, how you rebuild after a storm, and certain improvements you may want to make in the future.

8. What are the average utility bills?

Monthly ownership costs go well beyond the mortgage. Utility bills can vary dramatically depending on the home's size, age, and efficiency.

9. What's included in the HOA?

Don't just ask about the monthly dues. Review the HOA budget, reserve funds, rules, and whether there are any planned special assessments.

10. What do the locals know about this neighborhood that I don't?

Maybe it's traffic during tourist season. Maybe it's a shortcut to the beach. Maybe it's the road that floods after heavy rain or the quiet neighborhood that's about to see new construction.

The best real estate decisions aren't made with just the information you can find online. They're made with local knowledge that comes from living here.

11. Do the community and HOA rules fit your lifestyle?

Every neighborhood has its own personality, and the HOA often helps shape it. Some communities have rules about parking, boats, RVs, golf carts, pets, fencing, exterior changes, or even short-term rentals. Before you fall in love with a home, make sure the community's rules fit the way you actually plan to live.

12. Does this home have deeded beach access or will you be using a public beach access?

They may both get you to the Gulf, but they're two very different experiences. Deeded beach access can offer a more private, convenient experience, while public beach access may involve a longer walk, limited parking, or bigger crowds during the busy season. Before you buy, make sure you know which one comes with the property.

13. What's the flood zone and insurance situation?

Along the Emerald Coast, this isn't an optional question. Flood zones and insurance costs can have a significant impact on the true cost of owning a home.

14. How long has the home been on the market?

A home that's been sitting isn't always a bad sign. Sometimes it simply creates a better opportunity to negotiate.

15. What don't I know to ask?

This may be the most important question of all.

A good local Realtor doesn't just open doors. They point out the things buyers don't know they should be looking for. That's where years of local experience really pay off.
